Frequently Asked Questions
Epoxy Flooring Questions
What does an epoxy floor coating cost per square foot?
HomeGuide puts installed epoxy nationally at $4 to $10 per square foot, with two-car garages at $1,600 to $5,800. Polyaspartic runs $5 to $12 a square foot. Removing old coatings, repairing cracks and adding flake or metallic finishes move the total, so we price each floor after we see and test it.
Are there drawbacks to an epoxy floor?
Plain epoxy can be slippery when wet, it yellows in sunlight, and it needs several days to cure fully. It also peels when it goes over damp or unground concrete. Texture, a UV-stable topcoat, a moisture test and proper grinding deal with each of those.
What is a better floor coating than epoxy?
For garages that see sun or a lot of road salt, polyaspartic often outperforms plain epoxy because it resists UV and cures in 1 to 2 days. Plenty of floors combine the two, with epoxy underneath for thickness and a polyaspartic topcoat for wear. For a basement out of the sun, epoxy alone usually does the job.
Can epoxy coating be applied to concrete floors?
Yes. Concrete is what these coatings are made for. The slab has to be ground, clean, repaired and dry enough, which is why we test moisture before quoting. We do not coat over wood, tile or vinyl.
Will road salt and deicers hurt a coated floor?
A sealed, chemical-resistant topcoat holds brine up on the surface so it never gets into the concrete. Rinse or squeegee the floor every so often through winter so salt does not sit for weeks. The coating protects the slab; the rinse keeps it looking clean.
Can you install a floor in winter?
Often, yes, but the slab and air have to be warm enough for the resin to set properly. A heated garage or basement can usually be coated most of the year. In a cold detached garage we may suggest waiting for milder weather or using a faster-curing system.
Is a DIY kit good enough?
HomeGuide lists DIY kits at $200 to $700. Most kits are thin and count on an acid etch where a grinder belongs, so they tend to peel under hot tires and winter brine. If a kit has already failed, it has to be ground off before a new system goes down.
Epoxy Garage Flooring Questions
What lifespan can I expect from an epoxy garage floor in Salt Lake City?
HomeGuide puts solid epoxy at 10 to 20 years and thin water-based products at 3 to 5. In a garage that takes winter brine, the topcoat and the prep decide where a floor lands in that range. Grinding, a tough topcoat and rinsing salt off in winter all help.
Is winter too cold to coat a garage floor?
In a heated garage, often yes. In an unheated garage the slab can be too cold for the coating to cure properly, so we may suggest a faster-curing system or a milder week.
Do I have to empty the garage?
Yes, the floor needs to be clear for grinding and coating. Shelving that is bolted to the wall can usually stay if its feet are off the floor.
Will hot tires lift the coating?
Hot tire pickup is mostly a problem with thin kit coatings or floors that skipped grinding. A ground slab and a full-strength system bond far better than a rolled-on kit.
Is garage floor epoxy slippery?
Plain gloss gets slippery once it is wet. That is why we mix in anti-slip aggregate or flake, especially near the door where melting snow lands.
Flake Garage Floors Questions
Is a flake floor more slippery than bare concrete?
Usually not. Under the topcoat, the chips create a light texture. For extra grip by the door or on steps, we mix anti-slip grit into the last coat.
Do flake floors show salt stains?
Much less than solid colors. Mid-tone mixed blends hide both dried salt film and tire marks well between rinses.
Does flake flooring work in a basement?
Yes. Partial flake is popular in basements and gyms. The slab still needs grinding and a moisture test before coating.
What is the difference between chip and vinyl flake?
They are the same thing. Chip, flake and vinyl flake all refer to the colored vinyl pieces broadcast into the base coat.
Polyaspartic Floors Questions
Is polyaspartic better than epoxy?
It is better at some things: UV resistance, cure speed and abrasion. Epoxy builds thickness and is cheaper. That is why lots of garages get both, with epoxy as the base and polyaspartic as the topcoat.
When can I drive onto a new polyaspartic floor?
HomeGuide says heavy vehicles can usually return after 24 to 48 hours, and Bob Vila puts cars at about 24 hours. Cold slabs slow that down, so we give you dates for your floor.
Does polyaspartic work in a cold garage?
It cures across a wider temperature range than epoxy, which helps in spring and fall. Slab and air still need to be within the product's limits, so we measure before coating.
Is polyaspartic a DIY product?
Not really. It sets fast, so it is easy to leave lap marks or run out of working time. Bob Vila also describes it as not for DIY.
Metallic Epoxy Floors Questions
Can a metallic epoxy floor go in a garage?
Yes, with care. It needs added slip texture for snowmelt and a UV-stable topcoat for sun through the door. Many people choose metallic for a basement and flake for the garage.
Will the finished floor match the metallic pictures I have seen?
It will be close in color and style, but every metallic floor is unique because it is worked by hand. That is part of the appeal.
Is a metallic floor slippery?
A full gloss can be slick when wet or in socks. A satin topcoat or fine anti-slip aggregate makes it safer.
Can you do a metallic floor over an old coating?
Not directly. Any old coating is ground off first so the new system grips bare concrete and the finish stays smooth.
Commercial Epoxy Floors Questions
How much downtime should my business plan for?
It depends on the system and the size of the floor. Polyaspartic topcoats can return a floor in a day or two, while thicker epoxy builds take longer. Phasing the job lets you keep some of the space in use.
Can you coat over an existing commercial coating?
Sometimes, if it is well bonded and compatible. Peeling or unknown coatings are ground off first. We test before we decide.
How does an industrial floor coating differ from regular epoxy?
Industrial systems are usually thicker, 100% solids epoxy builds with tougher topcoats, made for forklifts, chemicals and constant traffic.
Do you do concrete floor coating for small shops and garages?
Yes. A one-bay shop or a small storage building gets the same prep and testing as a large warehouse, sized to the job.
Basement Floor Epoxy Questions
Is a damp basement floor too wet for epoxy?
It depends on how damp. The moisture reading shows us whether a standard system will hold, whether it needs a vapor-tolerant primer, or whether the water source has to be fixed first.
Is basement floor epoxy better than carpet?
For storage, laundry, gyms and playrooms, a coating is easier to clean and does not hold moisture or odors. You can still add area rugs on top.
How long does a basement coating take?
Most basements take a few days from grinding to final coat, then cure time before furniture goes back. We give you dates in the quote.
Can you coat over old basement paint or tile glue?
No. We grind off old paint and adhesive first, so the new coating grips the bare slab.
